North Shore Section Prices More Affordable

Section prices on the North Shore of Auckland seem to be more affordable just as builders start the hunt for land to build on. You can bet on one thing, section prices will rise soon.

Harcourts Cooper and Co have recently begun to sell two housing developments; one at Point Ridge in Albany and the other in Glenvar Road in Torbay. The problem is that there really does not seem to be much in the way of new, affordable homes anywhere on the North Shore and these properties are selling quickly. Auckland is one of the few places in New Zealand where house prices are stable, and the North Shore has a housing shortage. Ask any rental property manager, they’ll tell you there is a shortage of rental property.

If you are thinking of building a home for your self or perhaps building a home to sell, you should act quickly. If there is one thing for sure the relatively low prices for sections won’t last.

Right now we have a section on the market in Belmont Terrace, Milford for $289,000. Not bad eh? it gets better: two sections in Campbells Bay are up for auction next week, as a couple of overstretched owners quit for ease the strain on their bank accounts. The CV’s are sky high but ignore that the vendors are anxious to sell and will, subject to bank approval. Call me right away if you are interested as they are to be auctioned and sold next Monday.

Or try this, a bach on a subdivided lot in Kenmure Avenue for sale at $369,000. Why buy an old bach? No development contribution levies for one, driveway and services are on for another, and you can “renovate” rather than build new. Heh heh! Thats my secret deal and you should not tell too many or they’ll pinch it.

and what about this mortgagee sale at 41 Rangitoto Terrace? An old 20′s bungalow in good order on a 760m section….ripe for a renovate  or  maybe a teardown.

And, if your interest is in Devonport, we have a brand new to the market subdivided section at 10a Fraser Road, Narrow Neck for just $339,000. Bargain buying in this location. There’s a valuation at $365000, a building consent issued, so you can start right away! So new there is no photos and no link so you’ll have to call.

Good to see people are buying land…but are they getting finance to build? That’s a courageous move now that the building costs have increased with GST by more than 2.5%.
So who’s buying the sections? Builders? Developers? Investors/Land bankers? Private families?

The deal I did on weekend on 21 Kenmure at $350000 is for a private build. I think builders still finding that it is difficult to make a profit. Another section just sold in Castor Bay at $410000, close to beach, no views, again to a private buyer. We have a section in Campbells Bay that is alarmingly cheap so if you have someone who wants a deal they should call me.
